Terms & Conditions for The Front Wing and The Back Wing of Pen y Graig

We look forward to welcoming you. When “you” (the Holidaymaker) make a booking you are entering into a legally binding agreement with “us/we” (Victoria & Mark Butcher).
By making a Booking you agree with the following Terms and Conditions – please read.

COVID-19 related Cancellations

To help put you at ease when deciding to book your stay we have decided to change our T&C in regard to cancellations that might arise due to further Coronavirus lockdown within the UK.
Guests must not visit if they or anyone in their household has been in contact with, develops or suspects they have developed virus symptoms. We strongly recommend that you take out holiday cancellation insurance to cover yourself in this regard, as well as to cover yourself for other accommodation cancellations and risks.

after the deposit is paid
– if you need to cancel because of government ruling we will refund you 50% of the sum paid.
a 10% administration charge applies.

after the balance has been paid (6 weeks before arrival)
– if you need to cancel because of government ruling we will refund you 50% or transfer the sum paid to a stay of similar length within the following 12 months.
a £25 administration charge applies.
We will only transfer the booking once.

– if we need to cancel because we have been told by government ruling to close our business we will refund your payment or transfer the sum paid to a stay of similar length within the following 12 months.

You must abide by the Welsh Government Covid 19 rules and guidance, regarding for example, people allowed to share and/or visit your accommodation.
Anyone becoming ill while staying must inform us (so that the property can be given a deep clean, a fee applies) and return home immediately – there will be no partial refund.

Booking - Confirmation and Payment

We can accept bookings made online, by telephone and email.
We will email with payment details following a telephone or email provisional booking and hold for 48 hours.
A non returnable deposit of 30% or if within 42 days of the holiday start, the full rental cost, is required before we can confirm the booking

The deposit can be paid by card when booking online
or by bank transfer (details will be emailed)
or by cheque to: M & V Butcher, Pen y Graig, Church Bay, Holyhead, Anglesey, LL65 4ES.

Your full name, address and telephone numbers (both landline and mobile) and the names of all other members of the party (adults and children) and addresses – if different from yours are required.
We will confirm the booking by email once your payment is received
You must check all details on the booking form and inform us immediately (within 24 hours) of any errors. Changes to the booking cannot be rectified or made at a later date.

The final balance is due 42 days before the holiday start.
If the balance is not received on time we reserve the right to cancel the holiday booked and you will forfeit the deposit paid. You will have no claim against us for compensation or reimbursement.

Bookings made online through a third party (eg Airbnb, Holidaylettings) will be subject to their own Booking T&C.

Cancellation by the Holidaymaker

We must be notified immediately by telephone of any cancellation and you must confirm this in writing. We will acknowledge receipt of your cancellation by return. Do not consider your booking cancelled until you receive our confirmation email.
We will endeavour to re-let the accommodation and if successful all money paid for the booking, less the deposit and a £25 administration charge, will be refunded within 7 days of the end of the holiday booking. We have the right to reduce the price and length of the subsequent booking.

We strongly recommend you take out holiday insurance to cover all risks, including cancellation

Bookings made online through a third party (eg Airbnb, Holidaylettings) will be subject to differing Cancellation T&C
You MUST inform us of your cancellation yourselves.

No Show

If you do not arrive at the property within 24 hours of your arrival day/time, without notifying us, then we will be entitled to treat your booking as being cancelled by you. No fees will be reimbursed and we will be entitled to re-let the property.

Cancellation by the Owner

In the rare and unlikely event that we have to cancel a booking, we will contact you immediately. All money paid to us will be refunded to the Holidaymaker. Our liability would not extend beyond this refund, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).

Property Rental Conditions

Weekly bookings are from Saturday to Saturday.
The property will be available AFTER 4pm on the day of arrival. Please do NOT arrive before this time as it cuts short the time allocated for cleaning and maintenance.
If your arrival will be delayed, you must contact us so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the property.
You must vacate the property BEFORE 10am on the day of departure.
No more than 4 people and a baby can occupy each Wing, nor can you significantly change the makeup of the party during your stay in the property. We reserve the right to refuse entry to a party larger than this or to ask you to leave before the end of the holiday.
The property and its facilities are for the sole use of those named on the booking form.
The property cannot be booked by a person under the age of 18 years of age.
The property cannot be booked by a group booking of persons under 25 years of age.
No pets are accepted.
No smoking is permitted within the property. You are welcome to smoke outside where an ashtray can be provided. No cigarette ends are to be left in the grounds.

We will treat any breach of the above, as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us

Holidaymakers Responsibilities

You agree to take care of the property, its furniture, fittings and all equipment.
You agree to ensure that the property is locked when out, otherwise the property insurance is invalidated and any costs incurred will have to be paid for by yourselves.
You agree to leave the property in a clean and tidy condition, such as on arrival. We reserve the right to make a charge for any additional cleaning required after your stay (for the services of a carpet cleaner or for the dry cleaning of soft furnishings) General cleaning, at no charge, will be carried out between lets by us.
You agree when renting both Wings together to return all items to appropriate properties (crockery/cutlery to respective kitchens)
You agree to be considerate of other guests.
You agree to report immediately, in time for a replacement to be made before the next booking, all breakages and damage and to pay for the cost of replacement or repair.
You agree to record the electricity meter reading on arrival and pay for the cost of all electricity used during your stay. When both Wings are booked together there are two meters to be read and paid for. It is your responsibility to warm the property to your own satisfaction.
You agree that we are not responsible should there be a loss of electricity or water to the property due to a cut by the Utility Company.
You agree on arrival, to read and comply with the property information and house rules set out in the ‘Welcome’ sheet and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party..
You agree not to dispose of anything other than toilet tissue down the toilet and not to use any bleach products.
You agree to notify all other members of your party of these Terms and Conditions.
You agree to allow us access to the property at any reasonable time during your stay.

Lost property

We are happy to return items that have been left following departure. Please contact us to request a return. However there will be a charge of £5 plus postage costs.
If not claimed within 30 days of your stay the item will be disposed of.


The use of wifi is free of charge. We now have fibre broadband but signal is limited to certain areas within the property due to the thick stone walls. No liability is accepted by us for limited signal, slow speed, failure or interruption of service, loss of data or transference of computer viruses.


Some of the data gathered during the course of your booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would rather we did not to hold this information please let us know


Every effort has been made to ensure that you have an pleasant and enjoyable holiday.
If, however, a problem or cause for complaint arises during your stay please notify us immediately so that it can be resolved effectively and efficiently. Discussion of any criticisms with us whilst you are staying will usually enable any shortcomings to be rectified straightaway.
No complaint, unless discussed with us while staying, will be accepted once your holiday has ended.

Termination Policy

We reserve the right, through discretion to terminate without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others. Please note that smoking within the property may constitute termination. In such circumstances any outstanding account must be settled, no refunds will be made.

We have taken care to ensure that the property and its contents are safe and in good order. The use of the property and its amenities are entirely at the users risk and we will not accept responsibility for injury to yourselves or third parties for loss, theft or damage to your/their belongings, cars, contents or personal possessions.

Every effort has been made to ensure that the property description is as accurate as possible. No liability is accepted for discrepancies or small changes that have been made.

Further Self Catering Information

Electricity is charged at the current domestic rate by meter reading at the beginning and end of each let. (It is felt this is fairer than including an overall charge in the rental price)
Each Wing has its own meter, when both Wings are booked together there are two meters to be read and paid for.

A duvet and 2 pillows per person with bed linen is provided. Extra blankets are available.
Linen for cots, towels and tea towels are NOT provided.
Towels can be hired. 1 bath & 1 hand towel at £4 per person. 1 beach towel at £2 per person. Hired bath and hand towels are NOT to be taken to the beach.
Both properties have a cooker, microwave, refrigerator, electric kettle, toaster, iron & ironing board and sufficient crockery, cutlery, glasses, saucepans and utensils for 4 people.
An initial supply of cleaning products (dish cloth, washing up liquid, kitchen/bathroom cleaner) and 2 loo roll, bin bags and food compost bags are supplied.
No bleach products are to be use as they kill the friendly bacteria in the septic tank and stop it from working efficiently.
