General Access Statement for all 3 properties

  • 1 mile to nearest bus stop, bus x 4 daily except Sunday.
  • 3 miles to the nearest shop.
  • Holyhead (7 miles) to nearest railway and ferry terminal to Dublin.
  • Owners live in adjacent property.
  • Assistance can be given with luggage.
  • Mobile phone reception varies.
  • Due to our rural location wifi signal is slow and weak.
  • Task lighting can be provided.
  • All duvets are microfibre, all doubles are kingsize, and pillows are 1 feather 1 microfibre per person.
  • Car parking for The Front and Back Wings and The Loft B&B is through a gate – this is shut when the owners are out to prevent dogs from chasing their poultry – and onto an incline of slate chippings. Two cars maximum per Wing, one car for The Loft.
  • There is a water tank, a shallow pool and a stream in the courtyard
  • There is a 3-minute PIR light in this area.
  • When the whole house is booked by one group, two adjoining doors downstairs (28″/72cms) and two upstairs with 4 steps between are unlocked between the properties.

The Front Wing Access Details

  • After parking – The Front Wing is approached by walking 50 meters out through entrance gate, up hill on the road, through metal gate (32″/880cms wide) up 5 flagstone steps with hand rail and along a tiled path. The level lawned garden is enclosed by shrubbery and a 3 ft high wall. There is a 10 ft drop along one boundary to a shallow pool and stream.
  • 2 steps into porch and 1 step into house. Front door is 32″/80cms wide.
  • Level and spacious ground floor accommodation with 28″/72cms wide doors to all areas.
  • Subdued lighting in the hall.
  • Electric panel heaters in all rooms except bathroom which has a pull cord high-level fan heater. No central heating.
    – The sitting room is spacious, has an open coal fire, fitted carpet with rug, ample natural light, remote controlled 26″ lcd TV/DVD and three piece suite.
  • Small galley style kitchen with work surface, sink, ceramic hob and microwave at 36″/93cms high. Ample natural light, ceiling spot lights, under cabinet and extractor task lighting. Fridge and oven/grill are below the work surface.
  • 16-step stairs with a landing between
  • Spacious bathroom on first floor has ample natural light, step-in bath with semi-folding shower screen and over-bath shower on riser rail, WC and basin with light. Shaver point 63″/160cms high. Pull cord, high level fan heater. Tiled floor with rug.
  • Both bedrooms on first floor have fitted carpets and have ample natural light.
  • Large twin bedroom.
  • To unpack or for passengers to alight, the car can be parked outside the garden gate.
  • Torch is needed after dark

The Loft B&B Access Details

  • From the parking area – The Loft B&B is approached across lawn and up two uneven steps, barn style door (20″x73″) or fully opened (40″x73″). All doors (except shower room) have original hole and lift up latch to open.
  • 3 minute PIR light above entrance.
  • A flight of 10 quarry tiled steps (each 8″ high x 48″ wide) with hand rail on right, to landing. Ample natural light.
  • All floors are wooden with coir mats or wool rugs.
  • 1 step (7″ high) up to bedroom. Low door (29″x69″).
  • Bedroom ceiling slopes (to 46″ at lowest) with 2 beams (77″ high) Limited access to both sides of bed. Free standing oil filled radiator. Ample natural light, roller blackout blind to opening sash window with original translucent glass.
  • From landing 1 step down (7″ high) through low entrance door (36″x68″)
  • Level and spacious kitchen / dining / living area with excellant natural light from 2 large roof windows and 2 original ground level half shuttered and half glazed windows. Ceiling slopes to 60″ at lowest with beam at 77″ high and A frame beam 45″ at lowest.
  • Work surface, sink, hob 37″ high. Fridge and oven/grill under work surface.
  • Wood burning stove and electric oil filled radiator. No central heating.
  • Door to shower room (28″x77″) ample space and natural light from roof window. Electric shower in step-in cubical with bi-fold door (21″x66″), controls 44″ high, with WC and basin. Wall-mounted electric convector heater with self-control timer.

The Back Wing

  • From the parking area – The Back Wing is approached up 2 steps and through a metal gate (40″/100cms wide) onto a sloping patio surrounded by a 21″ wall with 8 foot drop. Five open steps down to area with recycle boxes.
  • 3 steps with hand rail into the porch and 1 step into the house the slate steps are worn with age. Door (32″/81cms wide)
  • Freezer and tumble dryer are situated behind the entrance door.
  • Level ground floor of quarry tile with rug in sitting area.
  • Remote controlled lcd TV/DVD, wood burning stove, sofa and 2 upright farmhouse chairs (entrance 28″/71cms wide)
  • Electric panel heaters in all rooms except shower room which has pull cord high-level fan heater. No central heating.
  • Spacious kitchen with ample natural light, ceiling spot lights and under cabinet lighting. Work surface, sink, ceramic hob and microwave at 36″/93cms high. Fridge and oven/grill are below the work surface.
  • Washing machine (instructions available in large print) is through a 32″/81cms doorway into small utility area with 32″/81cms opening into shower room with step-in shower with outward opening door (controls 70″/178cms high) WC and basin with light. Tiled floor.
  • Steep narrow stairs (15 steps) with last 3 fanned.
  • Spacious bedrooms on first floor with fitted carpets and ample natural light.
  • Rear garden via patio and 4 steps up to concrete path, through gate 35″/89cms wide into enclosed slightly sloping, 2 level lawned garden with clothes line. Stone built well housing with steps to top at 5′ high level with top of garden wall, front opening covered with secure wooden grill.
